About Iona Suburb
Iona Suburb lies within the Iona Urban Growth Area identified for residential expansion since 1993. Hastings District Council rezoned approximately 55 hectares of land in 2018 following a streamlined planning process and community consultation that produced a structure plan. The plan guides road layout, infrastructure, public reserves, walkways and cycleways.
The neighbourhood is being developed by CDL Land New Zealand Limited on land formerly owned by the Lowe family. Resource consent for Stage 1 was granted in July 2023, and a blessing ceremony took place in September 2023 to mark the start of physical works. Titles have been issued for the first stages, and construction of homes has begun.
The site benefits from elevated topography that provides views across the Heretaunga Plains. Two new reserves are planned, including Bull Hill Reserve, which will retain the existing bull sculpture as public green space. Walking paths will connect to the regional iWay network.
Sustainability measures include stormwater and drainage design, extensive planting for biodiversity, and consideration of low-carbon materials and landscaping. The development is expected to take 5–7 years for land development and housing completion, subject to market conditions.
Development History and Current Status
The Iona area was first flagged for growth in 1993. A rezoning request in 2014 was initially declined but progressed through mediation and a working group that included local residents, council staff and consultants. The Environment Minister approved the rezoning in 2018, and the variation took effect on 19 September 2018.
CDL purchased the majority of the land in 2021. Infrastructure works, including upgrades to Iona Road and a new intersection at Iona/Middle/Gilpin, are progressing. The full infrastructure project supporting the area is scheduled for completion by December 2026.
